What is a measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they move around the house, they make note of the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser writes up a report and detailed floorplan showing the total square footage and the general layout of the home. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a home measurement or floorplan service required?

Property tax records often reflect incorrect square footage because the values can come from various sources, and occasionally go unproven — meaning you may be taxed for more space than you actually have! Unless an appraiser has performed a recent valuation or measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before attempting to dispute your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling your home

A floorplan service will secure fair market value for your property. Area is one of the most important factors potential buyers consider when purchasing a house — but since square footage values are often estimated rather than properly measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your property, but possibly even the amount of interested buyers. The only sure method of using a definitive GLA when listing your home is to reference a previous appraisal or measurement service completed by an appraiser (after any updating that may have affected square footage).
